The moneyed residents of Monterey, a new gated enclave off Park Avenue in Sandymount, won’t have too far to go for a morning dip: the development of uber-contemporary townhouses designed by ODAA are just a few minutes’ walk from Sandymount Strand.

Richmond Homes is developing Monterey’s nine semi-detached and detached four-bed homes in the garden of a period home located a five-minute walk from Sandymount Green. Four of the properties have already gone sale agreed and prices for the remainder start at €1.695m.

Most of the houses are laid out over three floors, with sizes ranging from 1,991 sq ft to 2,486 sq ft. The three-storey homes feature a triple-height roof light and have an additional living space on the top floor that opens on to a roof terrace. This extra space could be used as a home office, gym or a den.

Hand-moulded Marziale brick was used for the exterior of the houses, complementing the reconstituted stone beams and columns, the slatted cedar entrance and bespoke windows.

Inside, there are high ceilings and underfloor heating, with expansive floor-to-ceiling glazing to the kitchen/dining/living area. The attention to design is evident in the bespoke joinery, which includes recessed skirting with shadow-gap detailing and an oak-finished stairs. Buyers have a choice of colours for the Leicht kitchen, which is supplied by McNally Living and comes with an island, stone countertops and Miele appliances.
